41-49 Central Avenue

Passaic, NJ

This mixed-use Passaic building was famously known as the “Green Monster” due to its former, unappealing color. It had previously served as a meat packing facility. However, Novus stepped in and successfully revitalized it into a vibrant space comprised of 12 live/work artists lofts, varying in size from 1200 to 2500 square feet, with eight ground floor retail spaces. The property underwent a remarkable transformation and was given the name Passaic Arts and Music Building, paying homage to Passaic’s Capitol Theater that once stood across the street and was a favorite stop for renowned rock artists during the 1970s and 1980s. As a striking addition, a 16-foot neon treble clef with an array of colors now graces the building’s facade, illuminating the night sky.
